Wood Rot-Termites!

Inspected this home earlier in the week and thought I would share some good picks of mold, termite tubes and plain old wood rot. This is what happens in an unventilated, damp crawlspace in the south. Home is 60 yrs and these floor joists and beams need complete replacement. All these joists were easily penetrated with a blunt object. I could grab the bottom of the joist and easily break off a chunk. Enjoy!

Its amazing that some of the joists had been replaced but the majority had not. I am surprised that the floor had not fallen in.
