I have a recent study done by a competing organization but the study includes non-members as well. The total response to the questions is ~2,500 from all over the US so it seems pretty indicative and accurate. I can’t/won’t publish anything from the study here on the board as the other org has asked me not to. I advise all my clients to get the Termite inspection included. 99% of my clients do request the Termite inspection which will give me $300.00 per S/F under 2,000 sq. ft.

I found keeping my prices a little higher for General homes, and offering discounts on the ancillary services works best for me... give 'deals' on water tests etc... and they wont stress too bad over the GH
350.00 is average for an appraiser...

Then typical 2 car garage will bump the price up one step and an unfinished basement could increase the price a lot.

Radon- 48 hour direct read- $110
Water analysis- Bacteria and Nitrates (generally 24hr TAT)- $99
Septic system evaluation- starts at $169-this does not include pumping and is for a standard gravity system where components are readily accessible. I charge extra if extensive digging etc. is involved. A pump from local companies is around $150.
I offer prelisting inspections with a NCR type report that does not include pictures or any other supplimental info starting at $199(just bare minimum to meet SOP)

Note: Appraisals cover a wide range in my area and generally start at $275 and go up to about a hundred bucks more than an average HI.
I believe appraisers are going to increase pricing due to new Fannie Mae/ Freddie mac (SP) forms coming out that are more detailed and generally requiring appraisers to spend more time.

$350.00 gets you 2000 sq ft with two bathrooms and one garage attached or detatched. The price increases from there. I am not afraid to upcharge and have met no resistance to upcharging.
