please respond. I would like your price for a home 1999 sq feet or less. I know many of you offer different levels of inspections. I am looking for the price for a standard inspection as outlined by our Standards Of Practice. I would like the state that you work in and also the price of an appraisel for you area. With the number of member / non members whom post here I should be able to generate some good figures if everyone responds. Please Respond and please keep this post bumped towards the top for everyone to see and take part in. I am sure it will take sometime but when we get many responses I will post some results. Thanks again! If anything it will atleast be a good chance to see what we each are charging. I plan on raising my prices next year and so should you!

I have a recent study done by a competing organization but the study includes non-members as well. The total response to the questions is ~2,500 from all over the US so it seems pretty indicative and accurate. I can’t/won’t publish anything from the study here on the board as the other org has asked me not to. BTW, mine is $.10 psf w/ a $250 minimum (pier/beam +$75, pool/spa +$40, duplex +$75)

I advise all my clients to get the Termite inspection included. 99% of my clients do request the Termite inspection which will give me $300.00 per S/F under 2,000 sq. ft.

NOthing ever under 250.00, even mobiles....

I found keeping my prices a little higher for General homes, and offering discounts on the ancillary services works best for me... give 'deals' on water tests etc... and they wont stress too bad over the GH

350.00 is average for an appraiser...

I’m in Northeastern PA. A standard inspection starts at $240.00 for the first 1800 sq. ft. $35.00 for each addition 500 sq. ft.

some inspectors charge for unheated and garage SF also.
Then typical 2 car garage will bump the price up one step and an unfinished basement could increase the price a lot.

New Casltle County Delaware and Cecil County Maryland Pricing


< 10 years old $269 up to 1999 sq ft
10 to 24 years old $279 up to 1999 sq ft
25 to 49 years old $289 up to 1999 sq ft
50 years and older $299 up to 1999 sq ft

Homes listing @ greater than 250,000 add $50
Homes bigger than 2000 sq ft add $50

Radon- 48 hour direct read- $110

Water analysis- Bacteria and Nitrates (generally 24hr TAT)- $99

Septic system evaluation- starts at $169-this does not include pumping and is for a standard gravity system where components are readily accessible. I charge extra if extensive digging etc. is involved. A pump from local companies is around $150.

I offer prelisting inspections with a NCR type report that does not include pictures or any other supplimental info starting at $199(just bare minimum to meet SOP)

Condo's $249


Note: Appraisals cover a wide range in my area and generally start at $275 and go up to about a hundred bucks more than an average HI.
I believe appraisers are going to increase pricing due to new Fannie Mae/ Freddie mac (SP) forms coming out that are more detailed and generally requiring appraisers to spend more time.

Homes 30 years and older, add $30.00

After the 1st of the year I'm doing a price increase of $25.00 acreoss the board.

$350.00 gets you 2000 sq ft with two bathrooms and one garage attached or detatched. The price increases from there. I am not afraid to upcharge and have met no resistance to upcharging.
