some inspectors charge for unheated and garage SF also.
Then typical 2 car garage will bump the price up one step and an unfinished basement could increase the price a lot.

New Casltle County Delaware and Cecil County Maryland Pricing


< 10 years old $269 up to 1999 sq ft
10 to 24 years old $279 up to 1999 sq ft
25 to 49 years old $289 up to 1999 sq ft
50 years and older $299 up to 1999 sq ft

Homes listing @ greater than 250,000 add $50
Homes bigger than 2000 sq ft add $50

Radon- 48 hour direct read- $110

Water analysis- Bacteria and Nitrates (generally 24hr TAT)- $99

Septic system evaluation- starts at $169-this does not include pumping and is for a standard gravity system where components are readily accessible. I charge extra if extensive digging etc. is involved. A pump from local companies is around $150.

I offer prelisting inspections with a NCR type report that does not include pictures or any other supplimental info starting at $199(just bare minimum to meet SOP)

Condo's $249


Note: Appraisals cover a wide range in my area and generally start at $275 and go up to about a hundred bucks more than an average HI.
I believe appraisers are going to increase pricing due to new Fannie Mae/ Freddie mac (SP) forms coming out that are more detailed and generally requiring appraisers to spend more time.

$350.00 gets you 2000 sq ft with two bathrooms and one garage attached or detatched. The price increases from there. I am not afraid to upcharge and have met no resistance to upcharging.

Just curious for those of you with lower Condo prices, why do you charge less? Do they not take up a booking time that you would otherwise charge more for? Appraisers charge the same for condos as they do houses, at least around here.

condos and co-ops, flat fee $250


I am one of the least expensive competent inspectors in my area. Some guys get double of what I charge.

I can’t give a exact price on the info provided. I base my quote on size, location, age and even sometimes amount of time vacant/abandoned.


Age is almost as much as a determining factor for me.

ex: Air-Born Mold Sampling-- 3 samples taken -- 2 in one room, 1 on heat regester -- Cliant is responsible for the daily inspection of the sealed sample dishes. If mold growth appears it is their responsibility to handle sending them in the postage paid envelopes & pay lab fees. Additional fee charged if they want additional samples collected.

    I can somewhat see comparing our services to an appraisers, but not necessarly to a realtor. Unless the realtors the broker/owner/listing agent/selling agent, their not going to get the 6% Any realtors I know making a good living are busting their _ss, just like we do. I was charging $275 and I am increasing a whole $10 for a $285 total.


If the home is older than 75 years I add $25.

I have a $25 coupon on my yellow page add. I have $50 coupon on my Internet and brochure.

I usually receive from $225 to $250 for a home under 2000 Sq.Ft.

I live and work in the Georgian Bay area of Southern Ontario. Inspection fees start at 300. A standard residential appraisal here is 275.
