The clients arrive and we start the inspection in the garage and of course the focus is on the door. The cable was all knotted up and told client the door obviously needed repair.

We notice the UNrealtor arrives and she goes into the house. We are still in the garage when the UNreltor proceeds to try to open the door with the automatic opener.

I calmly waved to the UNrealtor and pointed to the door. She asks me about the door.

I explained it is damaged.

She is the nervous type and is freaking out.

I told her to relax. Not a major concern.

She cant open the back door so I proceed to enter the front where you observe a strong odor of gas. The UNrealtor proceeds to the thermostat and fires up the furnace before I get into the house and the client is about to light a cigerette.

I calmly tell him to smoke outside and then proceed to locate the leak.

This is all in the first 15 minutes of my inspection.

For some reason they installed a new shut off for the stove upstairs and left the old one in the basement. (That is where the leak was)

So I proceed with the rest of my inspection.

There seemed to be more and more peoplearriving as I conducted my inspection.

I finished and then told the reltor that I usually email the report.

The UNrealotor give me her card which has no email.

I left her a message and she finally calls with her email and says it is www.... I say that is a web address WHAT IS YOUR EMAIL.

She calls cant figure how to open report.

She starts to give me the office email. www....I say that is a web address.

I thought I would share my expierience and would like to hear of your stories. My wife and family dont really understand so it is nice to type to the nachi board.

Dave I love picture 2. As far as telling people the cost of repairs I try to stay away from that. And I would not reccomend any type of fix to a chimney. I would reccomend evaluation by a chimney contractor as you did though.

I always tell them to get a minimum of three estimates. Getting one never gives an idea of a typical price range. I never give estimates. I don’t want anyone setting my prices so I don’t set theirs’. Prices for repairs is always fluid anyway due to seasons, amount of demand. Thats why it a good idea to get repairs done during “off season” because prices are usually a little lower. Good catch on the chimney BTW

You are right about the cost for repairs. I tried to tell both realtors to have it inspected by a qualified professional.

Actually with they way this inspection went they probably will install a liner and in a few years they will need to pay the 8K to do it the right way.

Then they will call me complaining.

Most clients are great but there are a few I could do with out. I tried to talk the client out of using me when he first called and I spent 15 minutes trying to understand him..

I just have this feeling I will be the one paying in the end.

My brother just had 2 liners installed and his homeowners insurance covered the cost, less the deductible. Seems the insurance co has a vested interest in the house not burning down.

I just love the clients (and occassional realtors) that give you the blank stare or confused grin after you’ve explained an issue and recommendations to them in 12 versions of plain English. They just have that look like “I really don’t care about this inspection and what you’re telling me, I just know someone said I should have an inspection and so I am.” Those are the clients that really scare the bejeebles out of you… the ones that you recommend qualified experts evaluate everything from the roof to the welcome mat that was crooked when you arrived. icon_rolleyes.gif
