Defect:  Mold or moisture damage to the roof sheathing may have been caused by an ice-dam forming above an un-insulated or inadequately insulated attic.  Depending on the extent of damage to the roof and sheathing, this type of defect could be costly to correct and could result in a major lawsuit if not recommended for service by the appropriate specialists, including roofing contractor, mold specialist, etc.
