I inspected a Lennox G26 (2002), yesterday, with a combustion air blower full of water. The problem has existed long enough for a large amount of rust to have accumulated directly below the fan and you can hear the "splashing" and gurgling noises from the water as the fan operates.

Does anyone know a cause and a remedy?

Had a client call me today and the conversation started—you know—“you did a home inspection for me on….” She was a first time home buyer and she took my advice to have the air handler and a-coil cleaned since it appears it has been run for a period of time with no filter in place and was very dirty. What the technician told her next was that there was a gap between the main supply and the furnace closet ceiling that was continually sucking fiberglass particles into the system and distributing the fiberglass particles throughout the home through the ventilation supply ducts. What I would normally expect to hear is that he suggested that the gap be closed off/ sealed. What he suggested instead is that the client have all of the OLD blown in fiberglass insulation vacuumed out of the attic and have NEW blown in fiberglass insulation installed. The client said the HVAC tech even pointed out dirty fiberglass particles along the edge of the carpet next to the wall. She asked me why I hadn’t mentioned this problem in the report. I did not know what to say, other than that I have never heard of such an action and recommend she get a second opinion before she paid this guy a dime. Note that the home was built (and insulated) in 1995.

Hydronic Furnace

I ran into a Hydronic furnace system the other day that had been designed for use with a 40 gal LP gas water heater. The owner had removed the LP gas heater and replaced it with a 40 gal electric(in order to save money). The new system had not yet been used through an entire winter. I admit to being weak in my knowledge of this type of system.
I expressed concerns that the new system might not operate as designed knowing that an electric heater does not have the recovery rate of an LP heater. Of course, I defaulted to the experts and recommended they bring in a Heat/Air guy qualified in this type of system for his advise. I did also advise the Realtor(verbally) to google it for general info and to call the factory and talk to the experts, since he expressed to me a complete lack of knowledge in this area.
I am aware now that this killed the deal.
Anyone have any thoughts on my call?

I inspected a 2 year old house that just got sold. The HVAC unit is RUUD Achiever 90 Plus - High efficiency. I looked at the manual online it says it has a trap in the unit for the furnace side. the condensation line for the AC connects to the furnace condensation line. Is the trap good. Plus it looks like it is taking combution air from the attic

Maybe manufactured under the AirPro brand?

Would you call out this vent as being installed too close to combustibles, it less than 12 inches to the mulch. Maybe it is the mulch that is too close to the vent.

Thanks!!
