Default Bill form for a realtor that fails to show up?

Just wondering if such a form exists as I was stuck waiting yesterday with no way to get in or a way to get a hold of him.

Not sure what else I can do. I had my client contact her realtor and they contacted the sellers realtor and it was all set for a time and date and only my client and myself showed.

That is 3 places minimum for the communication to go awry.

I make contact directly with the listing office/agent and, as a professional, I take names so I can hold people accountable. I find out how to gain access then. Waiting around for realtors would not work for me.

I always make sure I get the clients real estate agents name and contact information when booking the appointment. I call them up right after getting off the phone with the client to let them know I have a schedule appointment and ask for the access code for the property. If the client wants to call the real estate agent, that is fine, but I make sure I contact them personally as well so that I know it has been done.

Get your own supra key, and/or call the agent to get the lock box code.

I would consider doing all I could do and generate the report as best I could. Then charge a return trip fee and insist that the client get the Realtor to pay it. If I drove a long way to get there, I certainly would do that.

The above is applicable if the agent told you he'd/she'd be there and didn't show. I send email confirmations to all my appointments and copy agents if at all possible. Like the others said, get the code if you can and consider getting a Supra key.

It'll be a cold day in hell if a Massachusetts Broker/Realtor would even attempt to pay your bill. I'd simply write it off as a loss.

Always get the Realtor name and number when booking the inspection. After booking the inspection, I always tell my client to contact their Realtor with the booking date and time. Always works...

Mark i have carried one for over 2 years most do not know or willing to get the cbs code. useless here in TN

In many areas you need a cbs code to open the lock. An affiliate supra key will not open any lock. The cbs code is a 3 digit number that you have to input to open the lock. That is one of the reasons that I stopped using one. Many times it was a real hassle to obtain the cbs code.
