Roy, I want to thank you for your contributions to this discussion. You guys are way ahead of us in energy efficiency and home safety in Canada...which is probably why Americans pay more attention to a particular Canadian contractor than anyone here in the states.
I know that when I lived in St. Louis, I took minimum basic building standards for granted and thought that they were more or less observed everywhere until I began to work in other parts of my state where I have seen commercial buildings with Romex hanging out the window and run to the service line at the pole to provide electricity to water heaters. We don't have the money to outspend the lobbyists who fight attempts to bring these areas to today's standards and our discussions will still offend some folks who perceive advancement as an encroachment upon their right to be backwards....but still, we press on. As I posted earlier, the International Code Council will be including this requirement in every residential code it publishes from this point on. And with every new code, lobbyists will be spending and spending and spending until eventually they begin to see how well these advanced properties sell. Let them pump that money into our economy. We need it to help pay for these upgrades, once they are eventually accepted. Cities all over the country are beginning to require energy audits before a home is sold, as well....and that is really angering some....until they see how quickly that their homes are selling when they are disclosing their improvements and energy efficiency ratings. After you read the real estate salesman's lamentations.....read the comments that follow. You'll have the whole picture. Still, in spite of the pluses, states that have passed similar laws are still getting a fight from...well....guess which lobbying group. Ask yourself who is being served by the PAC money that is being spent in instances such as that in Nevada. Not the consumer, that's for sure. Thanks for your participation. James H. Our chapter of the Southwest Missouri Code Officials will be having a training session on 12/7/10 on the inspection of residential sprinkler systems in Springfield, MO at the fire department.
It's worth 7 CEUs to members. Any area inspectors wanting more details can email me. Meanwhile, the Missouri Association of Realtors announced their intention to use money paid to them by their members to fight to keep this requirement out of as many jurisdictions as they can as their #1 legislative priority for 2011, God love 'em.
