I think this post proves Nick’s point, not yours.
This guy did an inspection for a buyer…and got nailed by a follow-up inspection which can happen to you, tomorrow, with any house you have inspected for a buyer.
How is does it open you up to MORE liability to do a home inspection for a seller under MIC?
No doubt, a third inspector can follow the second and make them both look like slobbering idiots, if he wanted to.

I had an inspector just call me regarding a potential claim being filed against him for an inspection he did back in May. I don’t have all the details yet but the long story short is as follows:
As I said, inspection done back in May… homebuyer (attorneys from California…go figure) moves in around June. Now they are saying that the house is fraught with defects. Everything from mold to foundation cracks to leaks etc., etc…
According to my insured, the home buyers had another inspector come re-inspect the property and he noted a bunch of things my guy missed. But in doing so, he went WAY beyond the SOP’s and the overall scope of an inspection to the point where he was reporting code issues.
So because of this, my insured looks like an incompetent inspector who was whipped under the bus by another one. I gotta believe this happens a lot. I bet the inspector who came out for a re-inspection was told beforehand of the situation and made a point to go above and beyond?
I’m waiting on details for all this and will post them as I get 'em. Any initial thoughts?
– Yes I know the home closed however a MIC inspection can cause a similar situation for the seller if the deal falls through. To sit here and tell me there is no way – impossible.
He didn’t say it was impossible, you have to convince him that it is possible. Convincing him is the impossible part.
