First multiple unit?

I would like some help with pricing this property. (http://realestate.yahoo.com/Ohio/You...=&sortBy=bds+2)This is my first multi unit and it is for a good friend of mine son. Any tips would be great. Keep in mind the location, it is not the best, but may some day be a prime spot.

When I do mulitple units I figure how long it will take me to inspect the units and then times that by my hourly rate of $100 per hour.
