There was a question about when a roof leaks...

I have performed a lot of inspections since 1996. And before then, I (and Nick) owned a custom home building corporation. I've been upon thousands of roofs. My inspection business partner was a roofer.

The answer is: You can't predict when something unexpected happens (like a roof leak). You can only prepare for it.

I have many stories to tell about inspecting roofs of all ages, all types, and all conditions and later getting complaint phone calls about roof leaks, or damage associated with the roof that I inspected or installed.

The field of a roof hardly has any problems (when properly installed according to man. recs.) A roof leak occurs typically at penetrations, flashings, drainage components, and edges.

I've inspected brand new roofs, reported that the "roof was apparently in good condition," and later was informed of a roof leak problem. It happens to all of us - experienced and rookies. You can not predict them.

And the 90-day time frame is about right. I believe, most (if not all) problems are experienced by a new home owner within the first 30 days after moving in. So... doing some math... most closings take 60 days, add another 30 days, and there you get the 90 day limit, in which most problems are experienced/discovered.

Over the years, I've shingled a lot of roofs. I've had 3 leak, all within the first 6 months.

These were not from a bad install. Upon investigation, 2 were found to leak due to pounding rain and wind within 2 weeks after the install. The shingles hadn't sealed yet and water made it's way inside.
The third was this winter....the house was shingled in the summer. I installed ridge venting. The snow piled up so high, water was getting in the ridge vent.

I have read much about the new warranty from Moisture Free on roofs and there has been both good and bad comments written that I have read. I have no idea why some of the negative things are being said. My own personnel experience with the program is great. I sent out notification to all my realtors, I saw where about 350 clicked through to view the program and I am swamped with business.

If you present the information to them about the 30% E&O claims on roofs, it adds protection for them and the Inspector. It takes about 5-10 minutes more overall to do the things needed, on the roof and paperwork. In this market we must differentiate ourselves from all the others out there or we will have trouble with out business this winter.

I don’t write much on the board, since most on here appear to be very negative people about change, since that is the only constancy in this business; is change. Why do you think that our membership has fallen over 30% in less than 12 months?

I recommend the program and several others that are supported by NACHI.

Gentlemen, if you don’t like or care for a product, there is no needed to make negative statements about it. I for one would like to see a better job of the moderator of this site getting the individuals who always seemed to be bashing products off the site. As that conduct is against the NACHI code of ethics.

I hope that all have a great summer and business is gang busters for you. Look into the program, it is worth the investment.

I find it suspicious that all of the "success stories" to date are from a handful of new users and first time posters. What, is the "certification" fee waived in exchange for testimonials?
