These points cannot be over stressed.

I invite all my clients (and my Realtor, RE lawyer and Mortgage contacts) to come to this board and read and post questions to the public board (uner the specific threads, like roofing, exterior, structure, etc). In that way, they can see some of the problems we find (and the pictures) as well as learn to understand the stuff we don't (can't?) find and why.

Manage your client's expectations. Explain to them what you are not required to do, what you can't do, then proceed to exceed their expectations.
