I lived in the mountains here for 10 years, and have had 5 feet of snow outside, so I can handle rain and snow (I love it), just trying to find a place where it doesn't rain non stop. I'll check out the areas you mentioned, thanks!

I don't want to add any confusion, but have you tried HI-SPec? Very good. Three different report options, also with pic.'s and without, data base, scheduling etc. It is in the Inspector mall.

HomeGauge has a built in PDF maker in HG. We didn't in version 3 but we do in version 4. Most inspectors send a link and email versus a bulky pdf. The link takes them to your website to pick up the report. The report is in html or pdf. Why brand adobe by emailing a PDF (Poorly Done Forwarding) when you can have them come to your website to pick up the report. Brand your company name by having them come to your website.

We have just added the online agreement feature where you can block viewing until they agree to the report.
