i wanna know if i'm ballpark b4 proposal is sent.

8500 sq ft.

half is under a basement.

half is under an average height crawl.

i'm getting a pretty good deal on the subs...electrical, hvac, roofing

2 full days total to inspect and report.

$1150

thats about 13.5 cents per foot, price of subs included

am i maybe cutting myself short?

Undoubtedly yes, but you might DEFINITELY get to Heaven!

It depends on your area, but I believe the typically quoted average rate for commercial inspection is in teh neighborhood of 10 cents per SF, give or take a penny.

Some guys also rate it out on a schedule of $1000 per day and see how long they think it will take and price it that way (I think Gerry B does this).

FWIW, I did a huge church (similar to the one you posted) last year. It took about 6 hours on-site and 4 hours to write the report. No subs, as there was no equipment with which I was not familiar, however the interior roof structure was a wreck.

Charged $850 based on square feet and systems present, with a healthy non-profit discount (the church building was being inspected by a community center looking for a home).

Sir,
With all due respect just by reading your questions it is obvious that you are in way over your head.

This is indeed a "Commercial Inspection" and should be inspected according to ASTM 2018-01.
I suggest that you "Do the right thing" and pass on this inspection.
  • You would be doing a great disservice to your client by proceeding with this matter.
  • I STRONGLY suggest that you attend a Commercial Inspection course and become trained and certified before you attempt something like this.
NACHI is offering a FREE Commercial Certification course in Colorado with one in New York coming up soon. I am sure that there will be other dates and times and I am sure that you will be given the opportunity to inspect other commercial buildings.

If the inspector is not personally qualified, then in order to move forward under 2810, is to 1) inform the client in writing of your qualifications and agree to the specific inclusions and exclusions of the inspection, or 2) coordinate a team of professions, and upcharge each discipline thier actual cost (including typed report for inclusion) plus 100%.

Either that, or be very careful as to what you are inspecting.
