Thanks guys
The plan is to get one more foundation in the ground before the real cold weather sets in, then I think we'll be all set for the winter. However, if sales picks up (sales people say there's a lot of activity on the weekends, which is encouraging), we'll pour more foundations. Winter construction sucks!!! Everything slows down except costs, those jump terribly, but ya do whatcha gotta do.

These guys aren't that young 30+ something but I've talked to them about the aluminum forms and they want no part of them. They poured another section of the second foundation today, almost done. The foundation hole is almost complete, surveyor coming out tomorrow to pin the hole. The framer on the first building has the second floor almost done and are setting some of the gables. With the better weather this week, things moving along.

The foundation hole for the 3rd building has been dug, compacted and pinned. The only thing now is to dig the frost walls, then pour the footings.

Alan, when you say pinned, what exactly do you mean?

Surveyed points for the footings?

Who does locate your foundation layouts?

Today is Sunday, are you working already? ha. ha.
I only start about 2:00 in the morning just before I wake up.

Hi Al, in picture #1 I can see the frame of the first building in the background, have they started on the rafters yet?

Looking forward to our meeting on Tuesday regarding the siding and trim.

I think I have restless mind syndrome, I can wake up in the middle of the night and remember something I forgot to do during the day!

Finally the foundation is done. Need to finish the waterproofing before starting the perimeter drains.

Just a 1/2 hour ago you posted the hole in the ground and now all the forms are poured, stripped and the cement has cured.

HA HA HA You guys are just tooooooooo funny!! The both of you should take that show on the road, you'd make millions

(I took the pics before the surveyors got there)

To answer your question Marcel, once the hole is ready we have the surveyors come in and actually layout the building with stakes &/or re-bar pins. This way the form guys shouldn't have any questions. Then once the footings are poured the surveyors come back and they'll pin the footings (survey nails in the corners). The architect has all the elevations for the footings, slab, top of foundation, brick shelf, etc. labeled on the plans. He sends that info to the engineers who calculate the coordinates and then sends the surveyors out to stake / pin the hole for us.
It keeps my behind out of the frying pan, if you know what I mean! Only made that mistake once and we had to get a variance for 6 inches of a 10' section of a house that was outside the building envelope.

I'll take some pics in the morning and post them tomorrow.

The framers started the rafters for the unit on the left. Big push to get this one done ASAP, this will be our model. Cya Tuesday

This is how the joist shelf looks completed (check out ist pic in reply #21, the before pic). We did it this way to keep the height of the first floor lower, which in turns allows us to only have 2 steps out the door to grade (over age 55 subdivision).

Window header for a triple mullion on the back exterior wall of the lower unit. Triple 2 x 10's with 1/2" plywood sandwiched in between for a 2 x 6 wall.

View of the rear of the building. As you can see why the need for the microlam header listed above, there's a lot of weight coming down for those big openings. The opening on the first floor is for 6' sliders.

I do it the very same way Alan, works really well and takes a lot of the error factor out of the equation.

These computerized surveying instruments are amazing.
