Unhappy manufactured home wet floor insulation

Hvac contractor surmised that it was the result of A/C at 60 degrees or below icing. That the ductwork was causiong the condensation to we t the insulation. It was stil saturated after 2 and a half months. Any thougths?

Hi Jack,

uninsullated ductwork is a major problem on pre 1994? Manufactured homes, once the ductwork has started sweating both the insullation and the fllor are likely to be toast, I wouls recommend removing the moisture barrier (if fitted) and replacing the insullation, this will also give you the opportunity to properly evaluate the subflooring which I suspect will also be in very poor shape.

It could also be from many leaks in polybutylene plumbing pipes. I certainly wouldn't rule it out.

David I couldn't agree more, I always teach inspectors that if they don't find moisture damage of some sort on MH over 5 years old to go back and start the inspection again because they missed something.
