Liability or no liability if I was a home buyer and you simply put not inspected in your report with no explanation as to why you didn't inspect it I would be pissed off. That's the picture your not seeing. Then your business would suffer a bit due to the fact I would steer people away from you when someone asked me who inspected my home. Point is I would probably think A. you was just to lazy or B. You simply couldn't fit your butt through the hole assuming it was an attic you marked as not inspected. Now if you told me the seller had blocked the hatch due to whatever reason then I might understand your position on disclaiming part of my house which according to "your" SOP you stated you would inspect. My two cents is when writing a report put yourself in your clients shoes as well.

Billy,
I have been at this for many years and understand the methodology and necessity of reporting.
I guess my fault is believing that all Inspectors are doing a proper inspection along with clear reporting each and every day.
It appears that other's experience (as posted here) indicates otherwise.

Robert,

in case you don't know/haven't been competently-informed on the following-possibilities of water in crawlspaces...no,not all crawls have the following exterior problems which cause water to enter,cause some or all of the mold,efflorescence,radon-gas entering,insects-termite pathways etc

what can-does actually occur to some block crawls and NO interior system,no sump could possibly repair....no GRADING will repair
