To my knowledge, these are not even available where I am at. To have access to a card key box, you have to either be an appraiser or a licensed real estate agent. We can get a "one-day code" from the listing agent and that has helped get an inspection that otherwise may be lost due to scheduling conflicts with agents. Some homes have contractor boxes with simple combination codes. Those are helpful for gaining access when agent can't get there on time (normal) or even be at the inspection. It also affords that lovely opportunity to schedule the inspection whenever you want knowing there won't be anyone on your heels!

I have had them.....got rid of them and got em back again...........I personally like having a Suprakey.

In Kansas City our Realtor Board uses a CBS code for affiliates. You put in the listing agents CBS and then your own PIN.

In Kansas City 90% of real estate agents have NO CLUE what their CBS code is OR how to get it OR what the S/N is on the I-Box so they can call the Board to get it for you to use. AND this is considering they have to watch a 35 minute orientation video showing them how it works.

Whats EVEN more embarrassing is that the Board has written at least 4 articles of 1/4th page in length over the past 2 years AND published in their own NEWSLETTER explaining to the AGENTS how it works, AND they still can't seem to understand it - Goes right over their heads.

It must be very humiliating for them to be asked for their CBS code AND they have to ask ME what that is ................

I have one but its almost WORTHLESS in my area.

LOL Nick in my area it takes around $400+ to get started with a Supra Keypad. Then it's $275 a year last I checked if I remember right.

Similar here, but it's been many a year since the last inspection I did where one of the two Realtors didn't show up at the inspection to let me and the Buyers in.

RR do you carry one just in case? In my area I get asked alot of I carry one. I'll definately be getting one when I get back from IRAQ.

For as long as I've been in business, I've never needed to access a house on my own.

The listing broker will always be there to let me in. No access, no commission.

Anywhere from 5 to 70 minutes.

Listing agents are required to be on-site to open the property for the home inspector, if they want their commission.

Nope. Two reasons:
  1. Home inspectors here are not allowed to be card-carrying members of the MLS unless they are also Realtors or attorneys.
  2. My husband is a Realtor with Century 21, so he has access should I ever need it. I don't know why I would need access here, though. Such access just brings unwanted liability to me, and since Realtors, Sellers, and/or Buyers are always present at my inspections, I'll let them take that liability.

Hey, David. Can you provide a legal reference for that? I'd love to use it in my monthly letters to my legislators here in San Diego and California.

No listing reference, it's just common sense. If there's no access for the potential Buyer (who just placed a deposit on the house), no commission.

Pretty simple if you ask me. We live a pretty simple life here in Massachusetts.
