Inspection this morning, Noticed that the gas water heater and the gas only fireplace both draw combustion air from the completely unfinished 1500 + Sq ft basement. Buyer wants to put a bedroom or 2 down there.

Im looking for thoughts and wording. Thanks

Plan for fire egress windows in each bedroom.

Make provisions for make up air if they plan on putting walls around the mechanicals. (Vents in the walls at the top and bottom).

Gaskets at the bottom plate of the walls (if they are using wood framing)

I'm sure others will chime in as well
