I had a client call last week that Jay refereed to me. After giving her my price she said boy things are expensive there. I asked what area she was from and what the prices were there. She told me that size house would be 150 and the area was Virgina Beach. So you are correct in saying that this is a national problem. But it's funny that in the Tampa area I believe that Mark C price is now around 425. I know that when I did ride alongs with him many years ago he was getting more than what most charge now.

I'm meeting with an attorney who specializes in price-fixing issues and I'll have her figure out exactly how far I can go with this without getting my **** in trouble.
I also hope to have one of the 1,000 point formulas for CMI adopted by Friday. Nick Gromicko, Certified Master Inspector Find a Home Inspector "Just as iron sharpens iron, one man sharpens another." Proverbs 27:17 |

I have seen a brochure for a home inspection company in Orlando charging $200.00 for up to 2,400 sq feet. Attached to every brochure is a discount voucher for $25.00. What hope do we have when there are people out there charging that kind of money. I always follow up when people call for a quote. 90% of the inspections I do not get I am told I was to expensive.

Even when an inspector is charging decent prices.... like my own brother...
Here is the link to my brother's fee schedule: http://www.s135577378.onlinehome.us/3.html at www.peachinspections.com the pricing is still not much more than what I was charging when I owned the company 10 years ago. Greg Bell's comment about Mark C. says it all. It is a national problem exasperated by licensing and goofy states like Texas where standard reporting comoditizes us all. Around here there are many newly licensed inspectors who will do a 2000 SF single family for $175.00 or there abouts.
Also, still have a number of older guys who were doing inspectgions before licensing, couldn't pass the state test and still do inspections without a license. There guys are usually 1 - 1 1/2 hour inspections with checklist reports and wam-bam, they are out of there. they do at least 4 a day, sometimes more. There are many people out there who want that type of inspection, especially at that price. They don't know any better. In any business, there are always the low ballers. In this state, plumbers are required to have state licenses (along with roofers). Yet, there are plenty of people doing plumbing and roofing who do not have licenses. The reason that they stay in business is that there are pwople who hire them, proably because they are cheaper than the professionals. Same with HIs. It takes me about 3 hours to write my reports. It takes me about 2 1/2 to 3 hours to do the inspection (2000 SF). 6 hours of work and could not handle more than 2 inspections a day. Some of the older, more experienced, those who would qualify for 'Master', do 3 - 4 a day, use a checklist and are in and out. Even some NACHI members. So, it would seem that the 'Master' designation is not always an indication of the quality of the work done for the client. Both the younger, newly licensed guys and some of these older 'experienced' inspectors are keeping the prices low. Thank God that there are still some people who can recognize quality and are willing to pay for it. They are my clients. Is the CMI for public benefit? If so, do these older 'masters' do a better job for the client than I do? Good question. Hey Carl,
That is one question that I could never figure out. So I went at the problem from a different angle. I wanted a product that would make every homeowner a potential client. A product that had never been tried before. A product that would address many of the issues facing homeowners on a daily basis. A product that would benefit the homeowner in both peace of mind and the pocketbook. A product that would require specialized training and commitment from those who want to enter into it. It took some time but I did come up with the concept. We are closer to releasing it now than ever before. It is a product that I believe will revolutionize the industry that it is related too. I feel that it will be ready for release within the next 30 to 60 days. Everyone that I have spoken with about this has grasped the concept the same as I have. It is truly going to be amazing. There will be no more dealing with price shoppers or working in a market that is flooded with competition. So the best advise I can give to you is to come up with a product that could do the same. |

Hey Carl,
I am going to put your book in the mail this week, I PROMISE. One other thing I forgot to mention about the product is that it builds residual income from each client. I have two partners that would kill me if I reveled what the product is that we have been working on. But think about it and see if you can figure it out. It really is so simple that I can't believe no one has ever come up with it before. You have 30 to 60 days to try and figure it out. By the way the Orlando market is going to be our first area to introduce the concept. |
