Default Bill to Closing Documents

Does anyone out there have a good "bill to closing" document? I am looking for a document that basically lets the client know that if the house does not close, they still have to pay the inspection fees.

I get a check at the time of inspection, they sign my "Escrow Billing Agreement" that states if for any reason escrow fails to close, the check is deposited. It also has an area that details what they want done with the check (shred, void and/or return to them/agent) once escrow does close.

I have had a few people hesitate, but I remind them that they are purchasing a $Xxx,xxx.xx property, and like any professional I deserve to be paid for my service.

Never had one say no. And if they do, I walk away.
