I knew I was going about this the wrong way. I should be selling blank reports for $40 to prospective home buyers. Great idea.

BTW, what does "efflorescence" mean? Isn't that the stuff floating on top of the septic tank?

That's a good one. Now Harry Homeowner can not only butcher the wiring, plumbing, and that pesky addition that didn't need a permit anyway, but now he can inspect it too! Is this a great country or what!!!!
