Yes, the public will equate this to a certified pre-owned vehicle. This would be the greatest compliment to the program and it's standards. "If you are certifying that the home is the condition stated in the original inspection report, who is going to stand behind the house to certify it?" Not every house will pass the rating system to become a CPOL. This will only help the market. Again, Realtors won't waste time on listing houses that won't sell and Sellers have the option, if their home does not pass, to make the necessary repairs, and have it reinspected. The seller may also choose to list the home "AS-IS" no repairs made, and adjust their listing price accordingly. I hope this answers your question. Catherine |

It also tells me that the original inspector needs to be very much on top of his/her game in documenting all conditions and limitations. The first inspector with 251 inspections rates the house a 94 and the second guy with 3000 says it's a 58. This exemplifies the arguments about the CMI program from the get go. No way I will certify a pre-owned house other than to say yes it was owned before and yes I inspected it, I am a generalist I cannot certify that repairs were made properly or offer any type of warranty, regardless of how many inspections I perform. I advertize that my skills to perform inspections are certified not the dwellings I inspected. No thanks, I will pass on the lead boat ride.

The seller is certifying it -- This inspection report is part of their disclosure The inspector is just a sub contractor where the libility is on the general contractor -- in this case the seller rlb |

Any concept that implies some level of "certification" of a pre-owned home would have to include a decent warranty and I don't mean the essentially free or inexpensive ones. IMHO

When it comes to pre-owned Lexus for example, the dealer certifies the car to be defect free and eats any cost for repairs made during the warranty period, not the mechanics even though they are certified by ASE. The idea that this relationship can happen between client, agent and inspector is a noble one, but I truly believe it is the start of a WAR if you are not very careful! JMHO

I am in some agreement over concern with the word "certified". It's the same type of concern I have over using the word "master" in a designation about one's level of competence.
But any inspection has an implication to the purchaser of the inspection that we noted ALL the defects in the house both current and forever in the future. The inspection agreement is the instrument to mitigate those implied expectations and bring the client down to earth. Seems like that would apply here. It's "certified" to the best of my ability and I'm not superman, God, or perfect but I am quite competent and pretty darn sure that I'll find the big stuff and most of the little stuff. Please sign here that you understand the real world.... Anyway, the devil is in the details and I'll wait to see how they flesh out. |

I hate to be one, but I keep hearing an echo that says we are going to take over the inspection industry and the way inspections are done, and in this new revolution the inspector is going to be the low man on the totem pole. Sorry, but I do not like to be controlled and this sounds like a realtor scheme. Licensing, forced insurance, CMI, MBI, certified prelisting program, franchises, can only go thru so and so website. I think I might start another org; Non Associated Certified Home Inspectors Instead

Why does everyone think that we are mothers full of milk with no brains??
Some how I can't see senior - established inspectors getting taken down the river on sum sort of BS from anyone Maybe Mike could put enough $$ on the table for some of us but I question if he can even get the quanity of inspectors to make enought $$ to make things happen Inspectors are smart and are not going to buy into some sort of a large fee for an inspection rlb |

Homes are not being sold due to:
1. Trouble getting financing 2. Investors creating a false economy and driving the prices up 3. Economic concerns Putting a sign in the front yard saying this home has been "Blessed by Inspection Despot" will not change any of that. |
