If you talk to any realtor, which hopefully you have done, they will tell you "There is a buyer for every house". No matter what you won't find a realtor who won't ever not list a house. It doesn't cost them anything to list it. They just don't have to heavily promote it. It just sits there until somebody finds it. "The best laid plans of mice and men" so to speak. Your ideas sound great hyped up around a table with lots of coffee thrown in for good measure, but until you get the actual program working and showing that it merits the excitement, you shouldn't ever advertise for inspectors to sign up for it. What you should do is do the hard work to make this a success, then come back and show everyone that it is viable, and then offer it to them. But as it is, it's just another one of these programs that sound like snake oil and pyramid schemes, get everyone excited, the founders rich for awhile off the backs of the little guys, then when the idea won't float the game goes under and you all don't care because you have other well established businesses that you count on for support. No, do the work, show everyone the money, then ask us to join. Don't ask us to show you the money so that you can fund your pet projects. This isn't just for you, this is for everyone who peddles their ideas to the NACHI membership. If you can't fund the idea yourself and then sell it, don't bother. |

I work closely with about twenty-five Realtors in my market (mostly buyers agents) I may try to sell this concept on my own to listing agents who are trying to select the best listings, still at best it appears to be a limited product with a very short shelf life. Once things return to normal I would expect that pre-listing inspections will go the way of the dodo only because no matter how good the inspection and subsequent disclosure is performed savvy buyers will still continue to want to have a certified home inspection performed by the inspector of their choice which will hopefully be me. My personal ethics won't allow for performing pre-sale inspections on homes I performed pre-listing inspections on. It appears that the real danger is that as far as reputation goes there is way more liability on the home inspector for a poor pre-listing inspection than on a poor pre-sale inspection. When you screw up with a buyer only a handful of folks learn of your mistake, but when you make that same mistake with a seller on a pre-listing inspection the whole community may learn of your ineptitude so tread lightly and be very thorough. "By three methods we may learn wisdom: First, by reflection, which is noblest; Second, by imitation, which is easiest; and third by experience, which is the bitterest." -Confucius Certified Master Inspector (2007) Member, International Assoc of Certified Home Inspectors (InterNACHI) Member, International Code Council (ICC) - Certified Residential Combination Inspector Square-One Inspection "Assurance begins here"

Dear Home Inspector,
Here is a chance of a life time. All you have to do is give these houses a passing score (don't fail too many, or your not part of the program anymore). We will tell you how to score the house and put our limitations on how you do your inspection. We're just here to help you. We want you to be liable for every latent defect you can't see and stand good for all future repairs and law suites. Your rates need to be low enough to participate. BTW, make sure you are fully insured and bonded, you'll need it. The Realtor will call you, don't call us. We just need you to stand good for all the repairs, and law suites that come up after the sale. When the problems show up, please understand that is your department, not ours. We didn't certify anything, you did. The Realtors are our primary concern, because they drive the repeat business on this whole scheme, so don't make them upset. When we are through with you, we will throw you away and find another master idiot to take your place. This is an exciting time for home inspectors and we feel that you are so lucky to have us help you. Yours truly, Mr Screw. John McKenna, CMI (TREC #4565)

Nick had explained the certified homes in a nother thread. We are not the ones that are certifying them. The seller will be certifying that all the major defects are repaired. Its not on us to certify them

"Yes, the public will equate this to a certified pre-owned vehicle. This would be the greatest compliment to the program and it's standards. "If you are certifying that the home is the condition stated in the original inspection report, who is going to stand behind the house to certify it?" I don't know how many compliments like this I can take... John McKenna, CMI (TREC #4565)
