Not every house will pass the rating system to become a CPOL. This will only help the market. Again, Realtors won't waste time on listing houses that won't sell and Sellers have the option, if their home does not pass, to make the necessary repairs, and have it reinspected. The seller may also choose to list the home "AS-IS" no repairs made, and adjust their listing price accordingly.

I think you guys are dreaming.

If you talk to any realtor, which hopefully you have done, they will tell you "There is a buyer for every house". No matter what you won't find a realtor who won't ever not list a house. It doesn't cost them anything to list it. They just don't have to heavily promote it. It just sits there until somebody finds it.
"The best laid plans of mice and men" so to speak. Your ideas sound great hyped up around a table with lots of coffee thrown in for good measure, but until you get the actual program working and showing that it merits the excitement, you shouldn't ever advertise for inspectors to sign up for it.

What you should do is do the hard work to make this a success, then come back and show everyone that it is viable, and then offer it to them. But as it is, it's just another one of these programs that sound like snake oil and pyramid schemes, get everyone excited, the founders rich for awhile off the backs of the little guys, then when the idea won't float the game goes under and you all don't care because you have other well established businesses that you count on for support.

No, do the work, show everyone the money, then ask us to join. Don't ask us to show you the money so that you can fund your pet projects. This isn't just for you, this is for everyone who peddles their ideas to the NACHI membership. If you can't fund the idea yourself and then sell it, don't bother.

When you screw up with a buyer only a handful of folks learn of your mistake, but when you make that same mistake with a seller on a pre-listing inspection the whole community may learn of your ineptitude so tread lightly and be very thorough.

houses a passing score (don't fail too many, or your not part
of the program anymore).

We will tell you how to score the house and put our limitations
on how you do your inspection. We're just here to help you.

We want you to be liable for every latent defect you can't see
and stand good for all future repairs and law suites. Your rates
need to be low enough to participate. BTW, make sure you
are fully insured and bonded, you'll need it.

The Realtor will call you, don't call us. We just need you
to stand good for all the repairs, and law suites that
come up after the sale.

When the problems show up, please understand that
is your department, not ours. We didn't certify anything,
you did.

The Realtors are our primary concern, because they
drive the repeat business on this whole scheme, so
don't make them upset.

When we are through with you, we will throw you away
and find another master idiot to take your place.

This is an exciting time for home inspectors and we feel
that you are so lucky to have us help you.

That's the thing though, they don't turn down listings. They just put them in certain categories. Their premiere listings they put in the realty books, their so-so listings, go in newspapers and magazines, their blah listings go in the office for walk ins. You won't sell this idea if they have to do much work or pay for it, and if an inspector has to pay for it, they're a sucker to do it.

ID should pay us for the priviledge of getting our labor and information. Period. If they want to use us as a database or whatever, then they should be the ones to shell out, not make us the shell.

Nick had explained the certified homes in a nother thread. We are not the ones that are certifying them. The seller will be certifying that all the major defects are repaired. Its not on us to certify them

That may be Nicks version of it, but not Rowans. Read post #16.
