We have been using a pre-inspected lawn sign for about a year now.

The realtors and owners love it. It makes that particular home stand out as compared to the others which might be for sale on the same street.

I have found that the pre-listing inspections have picked up dramatically since we have been using the sign. We promote it to the realtors and then explain we also include the "Save Realtors Harmless Clause" with the inspection.

If repairs are necessary, the owner either completes the repairs of reduces the price accordingly.

The realtors use the inspection report as a selling tool and to boot they are not "blindsided" by an inspectors who comes in after the fact and calls out something that isn't a problem.

The pre-inspection report gives the home owner and realtor something to work with and to argue IF an inspector or sub-standard realtor tries to pull a fast one in negotiations.

It has generated more business from realtors we have never worked with before.
