I inspected a home a couple months back, it was a pre listing inspection.
One of the defects I called out was water intrusion in the basement. There was a gutter downspout going underground on the inside corner at the spot. It appeared backed up too. I stated that failed underground drainage was a very likely cause of the water, I recommended she try reconfiguring the downspout to better direct water away.
She called yesterday, she was happy, they moved the downspout, and the areas has been dry since. Its nice to get the good calls, thought I’d share.
