Maybe the next time the agent gets on my nerves during the inspection (and it does not take much), I will simply ask them if I could sit in on all of their meetings with our client. Of course I would ask this after the inspection in front of my client. My guess is my client will be more than happy to involve me in the rest of the process. I would never do that but it is a thought. Could you imagine the look on the agents face!!!!

I repeat: The client pays me the realtor does not. I owe them a copy of the report and no one else unless otherwise instructed by the person who is paying me.

Automatically giving a report to the agent with out permission is almost like loaning me your car then me letting someone use it with out your permission. Sort of!

I would never give a copy of the report to my client's Realtor. I simply do not want to get involved in anything other than the inspection itself. If a Realtor asks me for a copy of the report (which they have done many times), I tell them that my client will have two copies of the report and that my client can do what they want with the report, it's theirs. Then my client agrees and they will tear 1 copy of the 3-part report out, for their Realtor.

I never let anyone follow me around.
I am so focused on the inspection I do not have the brain available for questions. They just throw me off track and would miss something.

Lay down the rules, Its in the clients best interest

After a few years and many inspections it stopped bothering me,
Of course the Convenient lose of hearing helps to ignore those who keep trying to change my procedures.

I have been fortunate to have been practicing for over ten years. In that time period we have been able to train most of our agents , to (1) make sure buyer attends at least last part of inspectrion. (2) If buyer is present during entire inspection entertainthem and keep them out of my back pocket. (3) Kep quiet during the summary presentation and ask only whe asked for coomenets or questions. I believe we can be a team to suure client the highest levels of services from both sides of the isle. And never begrudge or discuss what there commision is or what I get paid. I also work only with profeesional Reators and never with Jenny Fly by night with percky reals estate company.
