I was just reading thru the posts.... I am obviously not an attorney, but I really don't see where home inspectors are "liable" for land or areas outside the property lines being inspected...
As for disclosure, this is required by the sellers....and let the agents worry about this in their paperwork. As for "referring" a specific company for checking hazards.... I WOULDN'T GO THERE.... To play it safe, I don't recommend any particular contractor or company for these reasons of being blamed... When I see obvious "environmental" hazards, I just state them in a report.... For instance... If someone is buying a house on or near a hillside - I tell them to get a Geological Report based on the risk If someone is buying a home on a "busy" street with traffic that zooms by.... I tell alert them that, cars crash into homes and houses and that this could happen.... If someone is buying a home and a DEEP storm drain channel is behind their property, I put down in my report that they may be in a FLOOD ZONE, and to check with the City Hall, or FEMA... Just use common sense.... And yes, I know some of these things are a joke that people wouldn't think of these "hazards" but to let them know, and state in the report just protects us from blame.
