Just an update - sent out my 250 letters with copy of newspaper article about how important a seller inspection is - plus a 15% discount for any bookings by 2/15 -
Got 12% (31) back as undeliverable, bad address, no forwarding or forwarding expired (which means the lead was verrrrry old) - 2 web hits and 0 phone calls -
I am counting on all of them waiting till 2/14 to get in the discount before it expires - Gonna be a rush in Feb.

I sent out my 250 mailings last week and got nine returned to me in the mail. So far though, no calls yet! I'll keep you all posted on whether I get any inspections out of this!

The second batch were sent out last week. I added this stuff to letter, which always includes my logo, contact info, and signature:

1. In the initial paragraph: You want to sell your home; I want to help you sell it! To help you sell your home, I am offering a FREE 59 page booklet on how to “Sell Your Home for More!” It has many helpful tips, suggestions, and ideas on how to market, sell, stage, and get top dollar for your home. To further help you, I’ll also throw in a $25 DISCOUNTon the inspection of your home!

2. Final paragraph: For your FREE booklet, just go to the Home Check website, www.HomeCheckAmerica.netand click on the Sell Your Home for More on the left panel. To obtain the $25 discount; mention this flyer when booking your inspection!

3. I added this to the outside of the envelope on a label, all in red : FREE BOOKLET "Sell Your Home for More" Save $25 TOO!

So far, one inspection in two mailings and 18 letters returned. Not the results I had hoped. Will use another tactic with these leads on seller inspections. Thats why their called leads and not referrals. More work, lower outcome. Can't give up though.

Depends on what you mail. If you are mailing a goofy yellow flyer that has your home inspection company name plastered across the top and some nonsense about you being "thorough" at the bottom... no one is going to call you.

If you are mailing a little note (almost like a birthday card) with your professional business card inside, this system works and you will get inspections. Here is what I would hand write inside:

Mrs. Jones, I see you are moving. I'm a local home inspector. I live right over on XXXX street. I would like you to call my cell phone so that I can talk to you for a few moments about how I can help you sell your home by inspecting it. And of course I would love to inspect the home you are moving to if it is not too far away. Here is my cell phone number (123) 456-7890. Give me a call before 10pm any day.
