I really like this book Nick, however I would have to disagree with the portion that states not to buy new appliances because it won't help all that much.

There has been shown in home investment that there is a direct correlation to replacing appliances and remodeling kitchens and bathrooms in particular for a large input to income ratio. Such as putting in a new kitchen system for $2000 and having that correlate to about $20,000 in asking price in a home when you sell it.

With a little tweaking here and there, I'd really like to send this out. It could be a good tool.

I agree. Moderate remodling in the kitchen and bathrooms are the only two places where remodling breaks even on average.
