I hate to complain but the Memphis,TN area list is not new at all. Looks like the old one is still picking up.

Frank - we just purchased the database, so perhaps it's a caching issue with your browser. Try loading the list from a different browser - use Firefox instead of Internet Explorer, or vice versa. Let me know if you still have issues.

I personally got the new list and it was washed clean last Friday. Unless the agent got a new email over the last week, the list should be 100%.

I compared 30 random names from the list with the Illinois licensing data base and found 6 that do not have their license, any longer. Not bad.

Of those 6 there were 2 that their licenses have not expired yet, but were "cancelled" by the agent.

The video will be sent to real estate professionals across the country.

Here's the rough script:

  • A home inspection is supposed to give your client peace of mind, but often has the opposite effect.
  • Your client will be asked to absorb a lot of information in a short time during the inspection.
  • This often includes a written report, checklist, photographs, and what the inspector says during the inspection. All this combined with the seller's disclosure makes the experience even more overwhelming for your client.
  • What should you do?
  • Give your client this book. It’s a home maintenance book titled “Now that you’ve had a home inspection…”
  • This book helps you direct your client’s attention to what really matters in a home inspection.
  • Don’t let your client think that they can now negotiate over every item mentioned in the inspection report. This book explains that an inspection can be used as part of a home maintenance plan and not as a way to reduce the price of the home.
  • This book explains that - No home is perfect. And that most things discovered during an inspection fall under the category of deferred home maintenance. And it’s inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.
  • This book helps you to describe to a homebuyer what’s most important – their responsibility as a new homeowner.
  • Give this book to your client. It will help to keep things in perspective.
  • Tell your client, “Now that you’ve had a home inspection, this is what really matters – how the home works, how to keep it maintained, and how to save energy.”

So the video seems to say that if a seller hasn't taken care of their home (deferred maintenance) it's NOT RIGHT for the buyer to ask the seller to address some of those issues.

Say an interior coil that's clogged with cat hair because the seller never changed the filter.

Am I reading that right?

How many times does a seller properly disclose what is wrong with his home? Their attitude is to let the inspector find it. These days, once they move, most of them dont have the money to fix anything anyway as they were either upside down or in a short sale and not making any money on the sale.

According to Nick, we are not supposed to market to agents; we are to market to the buyers. Your distribution of the book is in conflict with what Nick as been saying. It is our job to give the books to the buyer; not the agents. Rethink your position.

No.

Anyone can purchase the book; I do not discriminate.

Agents are asking for the book. They are giving the book to their client and using it as a way to guide the new home buyer away from reducing the price of the home and towards focusing on what actually matters in a home inspection.

There are inspectors (InterNACHI inspectors) who have told me that they have done presentations in front of a room full of agents, and were surprised at the overwhelming positive response. They just eat the book up. They want it. They get it.
