Oh that's right I forgot, home sales aren't "detered" right now

The capital gains issue is a crock, a single owner of a property is not liable for CG on the first $250k, a married couple have double that exemption.

The only time CG becomes an issue is when the property is bought for investment/2nd home purposes. That is what killed the markets down here at least, property speculators driving up prices to an unsustainable level with "funny money" mortgages.

Real investors never had a problem with CG @ 20%, I know as I work for them, there was no big rush to sell real estate when the CG rate cut to 15%

What we need right now is real buyers with real (properly backed) credit.

You are right Gerry. I can't think of many true property investors that just sell their properties and don't re-invest. I've gone through six 1031 exchanges in the last 8 years. Four of those were for going from a single property to multiple properties.

It has changed a little with the property flippers but they are not buying as an investment, they are buying for the quick turn around. Definitely two different types of investors.

Those in property investment for the long run don't pay attention to the cap gains tax. Just because it was lowered sure wouldn't cause me to sell for the sake of a sale.

That's the core difference Steve, investors buy buildings to operate them, to make money of operating them over the medium/long term, the business is based on real money from rents or operating businesses out of them, not from having an expectation that the properly will grow by 12-15% p.a. by divine right.

We have forgotten the form of capitalism that led this country to be the greatest economic powerhouse of the 20th century.
