I finished my 100 inspections under someone that is required by PA's law to be a home inspector. Is there a letter that I need to have my mentor sign saying that I did so. Is there some type of documentaion that I need for my records from him???????? please help

Nope! All you have to do is check that box in the Compliance forms (if and when you are presented with them) that says "I am a FULL MEMBER..."
Congratulations!!!! |

Brian,
Maintain a log of all inspections completed by Customer, Address and Date in the event the information is ever needed in the future (change in licensing law). Provide a signed PAR Compliance form at the time of every inspection to maintain consistency. http://www.parealtor.org/content/***...s/PDFs/HIC.pdf Joseph P. Thank you for all your quick responses. My situation is this... I was taking a log of my inspection that I did with this inspector but when my computer crashed I have bearly any records of what inspections I when on. I never received money for ride along inspections and now that I have my 100 required, what proof do I need to be a full member? I have a feeling that the guy I did ride alongs with might get funny when I want to start doing this on my own. Should I have him sign something stating that I did the 100 inspections with him? Or is getting the first 100 based on the honor system??????? I hope you see what I'm getting at.

Brian,
I would recommend having a Log of the Inspections and/or a Letter from your Mentor indicating that you have completed the 100 Inspection requirement. Joseph P. Brian,
The only time it becomes a concern under current law is when you need to provide a PA Compliance form, and one of the boxes must be checked off. You can simply check off the one that says "Full Member....." Joe H. is correct that future law may require proof of a specific number of inspections over a specfic time period for grandfathering - then you would need all the info you are speaking of. Do you at least have a calendar or emails you can go back to try to reconstruct as much as possible? If the current mentor refuses to provide such a letter or verification for you, I wonder why they would want you riding along at all? If he tries to make waves, I am not sure that anything will come of it since there is not really much of an enforcement mechanism built in to current law. |

Brian - the PA compliance form is what is often presented by REaltors for you to sign at the inspection. You can (as Joe H. suggests) preempt that by handing them out to Realtors yourself when you meet them as a formality (it may be appreciated and could seem more professional).
It is not mandatory by any means, and looks like this: http://www.nachi.org/documents/PA_co...632bf0cc33897a or this (PHIC version): http://phic.info/HICform.pdf It is not really a big deal - look it over and you will get the idea.... |
