I ran into this same situation a couple of months back. Went into a realtors office, and was told that I couldn't leave brochures because the owner is also the inspector. They don't allow other inspectors.

I know many of you think it's ok to do both realtor and inspector, as long as you don't do both on the same house. It may be legal, and some associations may say it's ethical. But it still makes me wonder. The realtor is a salesman, not objective by definition. The inspector is objective, not a salesman. I think one role or the other is going to suffer, and not be performed as well as the other. I wouldn't hire someone who is trying to do both of those jobs.

But, this is, after all, California. It totally makes sense.

Gee, let's find material, legal fixes for moral and ethical questions.

And they say that Illinois is messed up!

The Owner would be a Broker. Big Conflict of Interest!!! As the owner (Broker) he earns 1/2 of the commissions that come through his office. (Sometimes there are some variables to this statement.) That sounds like he could be bordering on a lot of legal issues. He could even be breaking some laws. Then again someone would have to come up with the charges, bring him up on charges & take him to court. I'm sure he knows the gray areas of the laws and is making sure he is protected there.

I let my RE license expire (mistake).

Now that I have dozens of investors who will be ready to list the homes they purchased for resale, I can't find the time to finish the remaining 20 hrs I need to retake the test...But I'm working on it.

I want to do strictly listings, nothing more, I'm not a dress-up kind of guy, and I don't have time for anything more.

That's the trouble I was having. I did almost all of my sixty hours and the darn program didn't record it properly, so I had to redo most of them. Reaaaaaally stank.

What are you using to do your 20 hours? Rockwell Institute is very good.

Scottsdale school of Real Estate.

A friend teaches there.

The only problem I have is I'm busy as hell and really hate spending four hours there at night, I'd rather be playing Black-Jack a couple blocks away...... ....... But I'll finish it.

Arizona has some odd laws compared to other states I've heard, probably one reason.

Finally finished Real Estate School

Take the test next week......

Will have to see if Brian Kelly could provide me with soft reports so I can get rid of my Audi A4 and upgrade to a 750LI

Or maybe you can get RR to add another level of inspection to cover your needs long distance....something like PSYCHIC.
