Default sellers

Some one is asking me to do an inspection before they put the house on the market.

How should I treat that?

Why is it needed?

I'd treat it just like any other full home inspection, quote same pricing, etc...
It could be called a "Seller's Inspection" with all the positive features of

I usually treat it as a regular inspection as far as the report goes. The sellers are looking for things that they may want to repair before selling the home. This makes the home more attractive and easier to sell.

Another point you may want to communicate to the sellers is that anything you discover (leaking roof, cracked foundation), they will have to disclose to potential buyers.
