But this is just me.
Same here. But one day while inspecting a newly constructed 800K home with 2 200 amp panels ( I do one at a time). My client was to the side of me while I was inspecting the nice job the Electrician had done when he, with-out warning, stuck his hand into the panel less than an inch from the bus, and asked, whats this? .
Not only was he less than an inch from death but my heart darn near jumed out of my chest when he did this.

Even though it may look harmless many people just don't know the danger that lurks. So I warn everyone, at every inspection I perform, that is present & I also make sure they keep any children if present back at least 10 feet from the panel.

Gosh quit *****-footing around the issue. When you get started just tell them, that a home inspection is dangerous and they can get killed if they touch anything and have then sit on the couch with the realestator.

Might be overkill, but then again, ask your insurance agent as to what happens if someone falls off YOUR LADDER.

Or better yet, leave your tool bag on the stairs and find out who is to blame when someone trips over it???

If you open a hatch where people normally walk, and someone falls in you are responsible. (The proverbial you Peter). Now you can dance around the issue all you want and come up with many reasons to dodge your responsibility, and thanks to people like (the proverbial) you we have a lot of employed attorneys.

I have never seen a crawl space hatch where people normally walk.
Around here they are always in a closet, or at the exterior, or accessed from the basement.

However, if I ever found one in the middle of a room, I would have to protect any idiots that are present with one of these!

The crawl space access in these homes are not in the path of where people would normally walk. If you look up the address on Google Streetview, you can see it is a 60's era (approx) rambler with a one car garage.

Some of these had the crawl space access well in the garage floor up against the wall adjoining the living space. Then planks over the top that are removed. Apparently this is one of them. It would be a pretty good trick to step into one of these, as it is not is a direct path to anywhere in the garage, and if you are watching where you are walking? ...please...

In my opinion, if you are walking, and you trip and fall, into an access, down a flight of stairs, etc. ....it is your own damn fault. PERIOD.

It is appalling to me that this individual has the gall to then turn around and place the blame on the inspector, who is simply doing what he was hired to do.

Of course he is an attorney, doing what they do best.....extortion.
