One of the Lawrence Kansas Real Estate Agents sent me a copy of this article that was in their monthly newsletter this month. It really helps clarify an issue that many agents and home inspectors in Kansas get confused over. DISCLOSURE by Real Estate Agents

Question: You are asked whether or not it is the listing agent's responsibility to research previous listings on the MLS and disclose copies of inspections and/or previous seller disclosure forms that are found in that search.


Answer: The license law has no duty to investigate. It only requires disclosure of what you actually know. The seller would be under a responsibility
to disclose the things you describe.
