Default Language to put on all reports, required by the State of Maryland beginning Jan 1, 08

Home Inspectors,

The following is the statement that we discussed in detail at the July Chesapeake Chapter meeting and whether it existed or not. There were many questions about what the State of Maryland is requiring us to put in our contracts as of January 1, 2008. The following is the language that will be required in your contract using a larger font. A couple of attendees had heard that there was specific wording and font size to be associated with this message. There was confusing about the statement and members expressed difficulty in finding the statement on the State's web site.

Well, one of the attendees said he had the info and would send it for distribution to the Chapter. Just remember that the state can and may change this at any time but we suggest you add it now to CYA until such time there is another change from the State.

So for all of you that asked Pete from Inspect USA to provide the information, here it is!

AN INSPECTION IS INTENDED TO ASSIST IN THE EVALUATION OF THE OVERALL CONDITION OF A BUILDING. THE INSPECTION IS BASED ON OBSERVATION OF THE VISIBLE AND APPARENT CONDITION OF THE BUILDING AND ITS COMPONENTS ON THE DATE OF THE INSPECTION.

THE RESULTS OF THIS HOME INSPECTION ARE NOT INTENDED TO MAKE ANY REPRESENTATION REGARDING LATENT OR CONCEALED DEFECTS THAT MAY EXIST, AND NO WARRANTY OR GUARANTY IS EXPRESSED OR IMPLIED.

IF YOUR HOME INSPECTOR IS NOT A LICENSED STRUCTURAL ENGINEER OR OTHER PROFESSIONAL WHOSE LICENSE AUTHORIZES THE RENDERING OF AN OPINION AS TO THE STRUCTURAL INTEGRITY OF A BUILDING OR ITS OTHER COMPONENT PARTS, YOU MAY BE ADVISED TO SEEK A PROFESSIONAL OPINION AS TO ANY DEFECTS OR CONCERNS MENTIONED IN THIS REPORT.

ONLY HOME INSPECTIONS PERFORMED BY MARYLAND LICENSED* HOME INSPECTORS WILL BE RECOGNIZED BY THE BUYER AS A VALID HOME INSPECTION UNDER A REAL ESTATE CONTRACT.

*Note: licenses have not yet been issued to inspectors in Maryland pending state funding.
