Good eye Joe.
The whole problem here was actually an existing sliding door unit above the deck not in those pictures and lack of proper flashing of the unit and lack of deck ledger flashing. Negative slope on the deck just compounded the problem.
Lack of visible ledger flashing was a dead giveaway.

No matter who is at fault, it is not an involvement I would like to experience.

Hopefull, we might get to hear the ending of this Broadcast some other time to see how it ends so we can all learn from that incident.

  • There is a good lesson to be learned here.
I always probe for wood rot as I am sure that you, Pete and Joe do. Now that Pete has a Thermal camera he has a distinct advantage.

I am interested in hearing the story on how the inspector found the wood rot.

Frank, this was actually a house that belonged to my Boss'es girlfriend and I did the repairs myself.
The house had a fire before Christmas and suffered major smoke damage.
Once it was stripped down I took it apon myself to investigate all the issues at hand, and improper flashings and saturated exterior trims was the giveaway to most of the exterior problems.
This house had major issues, but it was only with my inspecting skills learned here at Inachi that help to discover them and of course a few moons of construction experience.

A learning experience. Happens everyday even after all these years.

As to the original post…..I have inspected hundreds and hundreds of basements that had “painted over water leaks” and no matter how much paint the home owner used there was always the ever present “yellowish water / mineral stains” that leached back through the paint.
I have seen homeowners use “Killz” to no avail.

I have seen home owners hire “Professional painters” to hide the water stains and then file complaints against them with the BBB or in small claims court when the “stains came back”.

The bottom line is no matter how much paint you use it will not “dry out & hide” an area that has an ongoing / continuous WATER SEEPAGE problem.

Look at the video… The walls do not look pristine and “freshly painted” to me.

Look at what appears to be several OLD water marks that leached through the joints and the paint!

Look at the water marks at the base of the walls where it meets the basement floor.

It is my opinion that the “inspector” should have seen this.

PS:
I guess that it is a “Good thing” that Hose Master requires that ALL of their franchises carry E&O insurance!

I wonder if the home owner is aware of this?

Your right Frank, and any Block Foundation that looked like the one on the video, would have raised my eyebrows for sure.
Never been a fan of block foundations to begin with. At least not in New England.
Blistering and peeling new paint on the blocks, what else does one need for a clue?

Marcel & Pete,
One of the things that I find interesting is the fact the Home Owner states that the report did not point out ANY problems with the block foundation.

Just a causal glance at the video shows that there is something “missing” in the exterior of the block foundation… and that is…. CONCRETE MORTAR between some of the joints!

Some of the mortar is missing / gone and..... There are CLEARLY visible gaps between the foundation blocks!

Talk about a RED FLAG pointing at WATER SEEPAGE / WATER ENTRY!

I mean…. Come On!
IMO.... Even this NAHI / ASHI inspector should have seen this!

Daryl Justham sits on the newly formed New Hampshire Home Inspector Licensing board.
  • He claims to have conducted over 5,000 home inspections.
If he did this inspection and the unlucky Home Owners with an estimated $80,000.00 in damage file a complaint against him with “The Board” that he sits on then I foresee an “Ethics issue”.
  • The Board would have to go against “one of their own.”
  • If Daryl did not conduct this inspection and instead one of his apparently poorly trained employees did then…. I see the same “Ethical Dilemma”.

Just a point, licensing is not required until 1/2010 as you know.
Therefore by law a grievance with the board will not be in affect until licensing is in place.
These situations can happen to any of us at any time. Kind of scary.

Youse guys must live in some real sissy neighborhoods. I watched the video 3 times and just looks like a normal Kansas City block foundation with a little movenent and some water stains. Looks Good To Go.

Remember "No House is Perfect".

NO HOUSE IS PERFECT.....


This one needs $80,000.00 worth of “repairs” and is so bad that it is CONDEMNED and the new buyers have to leave!!!!!

Yup.... I knew that

IMO.... The lack of cement / mortar between the joints and the old water marks on the walls and along the base of the walls should have been "Red Flags" even to a novice!

Carla as a Board Member…… It will be interesting to see how "The Board" handles a complaint against one of their own.

As you know Daryl Justham has had close ties {for years} to the other Board Member David Roth who is the local ASHI Vice President.

Remember BOTH of the guys helped write this law and ….. this law was passed “To Protect the Consumer.

So how can fellow board member David Roth erase years of personal friendship and political camaraderie with Daryl Justham and render “an objective” opinion?

Both of the Gentlemen wanted to implement the “ASHI Ride Along” program that we protested so vigorously.

It looks like Daryl should have gone on more “Ride Alongs” himself and or had his employees tag along with more experienced inspectors than the ones who trained them!

The New Hampshire Home Inspector’s licensing board is just a few months old and already one of the Board members is being sued for missing items that were so serious that the house was condemned!

IMO this is a huge embarrassment to the New Hampshire Home Inspector’s licensing board!

I can think of something that is way more of an embarrasment than that.
The board will hear grieviences and follow the law and the admin. rules.
that is our job.
