I paid (in full and in cash) what the client of the InterNACHI member paid for the home: $133,000.00. I have clear title for it as I did not take out a mortgage to buy it. To help the InterNACHI member’s client (who not being happy with this home, then found their dream home), I closed on the property quickly for them (in just 5 days after signing the sales agreement) so that they could get into a new home. I’m even allowing the client to stay in the home (rent free) so that they can take their time moving.

I also procured releases to protect the initial InterNACHI inspector who is a participating member in InterNACHI’s “We’ll Buy Your Home Back” Guarantee program.

The InterNACHI inspector is thrilled. The client is thrilled.

The property is in Wichita, Kansas.

There is very little wrong with it and a nice home.

Just out of curiosity, was there anything picked up on the current inspection report that was missed on the original inspection?

Can you share why they were not “happy.” Were they not happy with the inspection or did they just have buyers’ remorse?

IMHO, they just didn’t like it and the home of their dreams went up for sale 5 minutes away after they bought this home.

Not really, the two reports weren’t terribly different.

I was shown a copy by the buyer, but of course it is not my report to share. Again, this is a lot of home for $133K. And if you know someone who wants it but has bad credit, I’ll owner finance it for them. And once they qualify for a bank mortgage, they can refinance it if they like.

Their payment is only going to be five hundred some dollars a month. Insane.

Why didn’t you hire a CMI to inspect it?

You would pay that much for a storage space the size of a single car garage around here. I wonder how close it is to the Wiz.

Why didn’t you use a CMI?

Oh, and if none of you buy the home I’m going to list it with the agent who worked with the original buyer. That’s her reward for recommending the participating inspector.

If I had found a local participating inspector who was also a CMI, I probably would have.

I want to only use participating members for Buy Back inspections and I only want to re-list with agents who use participating members so that they get the commission.

It would make a profitable rental. I became friends with the InterNACHI member’s client and she said she is available to help you manage the place as she knows the home and is moving only 5 minutes away. I’m letting her live in the home for now so that she can move into her new home at a comfortable pace.
