I just completed an inspection on a high end home that had the Hardie Lap siding. There were numerous issues with clearances and flashings. The gutter end caps were touching.
The home was built in 2001. The specs and manufacturer's instructions are from 2007. http://www.jameshardie.com/pdf/insta...lank_north.pdf Do you know if the specs were the same in 2001?" I provided my client with the above installation instructions and advised a specialist review the siding and provide an estimate for corrections. Here are some photos. I have more. Bricks, mulch, concrete, strip drain, stone all in contact with the siding. The one section in contact with the mulch is turning green. I told them to get out there with a saw and start cutting so you could release the silicia dust. |

Yes,
Kind of like this deck. If it was not for me inspecting a house for a James Hardie claim rep. I would of over looked most of the specs. He gave me a installation book that came in real handy. |

Hardie made a small change in August of 2007 that made the requirement for caulking all butt joints or approved flashing beneath the butt joints subject to local code officials. That's the only change I'm aware of.

I am getting grief from agents as they are saying that the siding was installed in 2001 and the specs I have are from 2007.
Does anyone know what the specs were in 2001? I would think they are about the same. |

I can remember from my remoldeling days, that the caulk
was required back in 2002. Having said that I know that there has been several versions of the installation instructions. I always call out caulk on hardie board, it is either not done or not not properly. Regardless if the company has had a change in installation protocol, I would call it out and let the buyer and seller add that to their negotations. And don't ask about a starter strip, hardly see that too. I like this one
It's not their decision if the problem needs to be corrected, it's the clients decision, If Hardie changed something there must have been a reason. Even if ok when installed time has shown that it is an issue today. We are here to report issues. Just like GFCI's etc on old homes rlb |
