Need to ID type of stucco

home built 2003, has details that are slope to prevent water pooling on flat surfaces, has kick out flashing. Looks to be a thin coat stucco 3/8 inch or so. My concern is the cracks over the front door. Plus, I found the under a bay window in the front the stucco has no weep in the front and is stucco under the bay window back to the house.

Also, there is no caulking around any window or door opening, I’m not sure if is required or not. the stucco goes right up to the window frame but there is a gap of about an 1/8 to 1/16 of inch around the windows, there is metal flashing over the top of the window frame.

Any help would be great, I’ll get photos up when I find my adapter cord.

Gotta’ have caulking around penetrations like doors and windows. Gotta’ have something at the bottom wall termination to seal the wall assembly but still allow moisture to escape from behind the stucco. Like Weep Screed!

If there is no backer rod and sealant joints around the windows and doors they also are not installed to the mfgrs. specs. It voids the warranty on them.
Some of the onecote systems as you are implying do not call for weepscreed they call for a weeping caseing bead that has holes in the bottom of it! And the one cote systems are put on very thin.

But there needs to be backer rod and sealant joints around all penetrations according to ASTM specs for it to be properly installed!

I’m looking for a good illustration to include in my reports showing the proper lower wall termination for EIFS. Around here. they never use anything. Anyone got one they’d like to share? (couldn’t copy the PDF’s)

Take a screen shot (usually SHIFT PRTSCN), then open any photo editing software, paste the screen shot in there (SHIFT INSERT or CONTROL V), modify as necessary, and save.
