Mark, that's exactly what it is (4" peal and seal window flashing).

Michael, the tape made the problem much worse. The top part of the tape came loose and the bottom part caught the water. Instead of dripping through the roof, the water gushed through.

Mr. Dietrich,

I just realized that at the end of one of your messages you said,

"This post, unlike others, is a matter of options based on observations of a thread loaded with inconsistencies, and conflicting information from the OP.."

I take it OP means me, the Owner of the Property?

(I haven't figured out out to copy a quote from a message to respond.)

Please tell me what inconsistencies I've made.

Have you seen the pictures of the attic (#59) and roof (#66)? I sent you a private message, but since I realized you made the above-quoted statement publicly, I would like a public response.

Sincerely, Leanne

Leanne,

You can copy and paste the quote as I have done above, or you can click on the "Quote button" at the bottom of a post. It lets you reply and copies the post in your reply.

Leanne -

Many of us try to get there 15-20 minutes early to get set-up, BUT 2 hours early takes the cake. By the way you said the Realtor let him in - how or why was the Realtor there 2 hours early. Do you think there was colusion?

Jowers is a very pleasant last name - any relatives named Walter in Tennessee that write syndicated newspaper columns about home inspectors?

Dan, I can't help but wonder about the realtor's involvement. I can't prove anything.... But it was the SELLER's realtor who let the inspector in early. (my realtor and the sellers' realtor work in the same office. I was told that he inspector, who had the realtor's number, called the office to see if someone could let him in early. MY realtor couldn't do it, but..... ) I had a 50-minute drive to get to the inspection and was unaware of what had transpired until I got there. I was upset when I found out he was almost done, but the inspector assured me he would share everything with me and told he how "great" the house was.

To make the story even more 'interesting' (I didn't know this at the time) the sellers' realtor is married to the county solicitor who just happens to be the sellers' attorney (and he's the attorney who sold me my title insurance)....

It all looks so sleazy now - looking back, putting all the pieces together, and knowing what I now know about the non-inspection.

Leanne

Leanne,
Just curious, have you made the repairs yet or gotten any estimates?

I've repaired everything except the replacement of the chimney/fireplace. I have received an estimate for that.
