And I don't see why the realtor thought the roof "may" need to be replaced. It looked fine to me.

Sounds like a subtle suggestion to go soft on the house ...

I often see those "updated" electrical services with older homes. The actual upgrades appear to be nothing more than the installation of new breakers, romex and receptacles for renovated rooms. The knob and tube often surfaces in the attic and sometimes in the basement. The electrical tape over the one set of conductors raises a serious red flag to me.

I had a Realtor that was doing both sides of the deal hang up on me because I wouldn't call my client up and tell to not ask for a repair (I can't remember for what but it wasn't small). I think some Realtors are running scared.

LOS ANGELES — More U.S. homeowners fell behind on mortgage payments last month, driving the number of homes facing foreclosure up 65 per cent versus the same month last year and contributing to a deepening slide in home values, a research company said Tuesday.
Nationwide, 243,353 homes received at least one foreclosure-related filing in April, up 65 per cent from 147,708 in the same month last year and up four per cent since March, RealtyTrac Inc. said.
