I would not be to concerned about what the seller says. It is what it is, your findings are acurate. The shingles are beyond their useful life and show very heavy wear. I was wondering if the small gable in the picture may have recently been sided to hide the defects from water damage was the house recently sided.

If the seller does not like your assessment, then he, by all means, has the right to have a second opinion, in writing, of course. If that opinion is different than yours, then you go to a third party which you split the cost of, and that opinion usually becomes binding. I do not think you would need to worry about a second opinion in this case, unless it was a family friend or relative of his.
