Does not typically require a 6-nail pattern for a 12/12, but above that pitch, starting with a 16/12, then yes.

Dabs of sealant would be useless.

Complete tear-off and start fresh. This roof is not cost effeiciently repaired, unless they want new yearly band-aides installed.
