I am more familiar with the 3 coat application so when looking at a home with the 1 coat app. and I see a number of cracks (more then there should be) is this fixable with a good paint job or could this be a problem down the road. You can see where repairs have been made. Thanks for your help

Is it frame constuction? If so it may not be able to hold up to the movement. Carl would know the best.

What makes you think this is a "1 coat" system? Stucco can always be "fixed," even if you have to start over.

Probably because when you tap on it, it has a hollow sound

Hollow sound? Could it be EIFS? This is an important item to note in your report.

Look for some information and pics on EIFS and your inspection.

Inspectors have methods they use to discern if EIFS or not.. such as looking around penetrations, removing outlet cover (out of SOP) and so on. Some types can easily be identified in the attic, tapping on (you mentioned that one ) and so on.

may sound like EIFS but really isn't considered EIFS by industry standards

this seems to be the work-around for munis that have outlawed the usage of EIFS

same old issues just disguised and labeled differently by the industry and building dept.
