Final walk through, the builder said they don't need any flashing above the wood trimmed windows.

The window manufacturer said it is in their installation instructions when I called them.

The builder hates me..........

On a side note, the same builder in another subdivision didn't think flashing was needed above the same windows installed with stucco to the edge of the wood trim around the windows.

The same window manufacturer said it is in their installation instructions.

No Z or Drip Flashing above any windows.



I doubt if I will be doing anymore Final Walk Through inspections on any property still owned by this builder.

But.......the neighbors sure want inspections done, (after I explained the slight misunderstanding) - they were really saddened by this unfortunate misunderstanding between Non-English speaking day labor and the job superintendents ................

I hope I will have time this year to inspect all the occupied homes in these two subdivisions with "Window Concerns".............

Man, aren't you a hard ****s inspector, it looked good until you started probeing with your knife to find that flashing.

Marcel,

That issue is simply the wet wood trim shrunk a tad.....oh-oh.............

The poor lady had water running from this window (and others) toward her kitchen, the slab was off a tad also..............

Did a little rain test the other day with a garden hose.........It failed.............










The builder said the upper deck was done and ready for the spiral stairway to be installed, he forgot the edge flashing where the stairs will be attached.

Another reason why so much water is coming through the ceiling is because the stucco contractor (non-english speaking day labor) stapled plastic to the deck membrane "To Protect it" from their stucco repairs, not knowing the deck was finished..................

Another layer (or new) deck membrane is needed now......................

What a freaking mess..............

Are the issuars of occupancy certificate given envelope monies to let these things go by or what. ?

looking at your pic here, it seems that the flashing o nthe roof to the upper left of the window looks a tad short. mebee it's jest these ole eyes

How often do you do a rain test?

I'm all for doing what I can at an inspection, but I couldn't imagine the shyte you'd have to put up with and the scowl on a builder's face when you pull out a hose and spray down his house. Classic.

But hey, it's gonna get wet sometime isn't it?

Do you only do this on new builds?

I didn't pull the hose out, the buyer did, I have other pictures of him turning on the water.............

Especially when the rubber membrane on the soon to be roof deck gets a good soaking after the house is painted and it looked like some kids used it for a dart board (non-english speaking stucco crew) stapled plastic all over it to keep the stucco entrails off it will trying to hide exposed chicken wire.......
