I suggested IR because of water stains on drywall inside. My meter showed a few spots of elevated moisture, so I suggested for him to get more info. If this has been building up like I expect, there may be more areas that are affected that i couldn't see. I've referred him to Carl Pennick here in Orlando - trying to refer to fellow INACHI members... I wouldn't have referred the IR if I thought I could give him a definitive answer, and I didn't want to just defer it to a contractor. IR will give him the picture he needs, I think... |

I'd reevaluate the grading. Just from the picture it doesn't look good. Can you go back while it's raining?

You sure it ain't coming in around the hose bib, or from the hose bib.
I haven't found many moisture issues with stucco below grade on block homes here, and all of them are built with the stucco terminating below grade. Different on the frame homes, though! If the problem is only concentrated below the windows, then your problem has to be related to probably flashing at the windows, or window related issues.

Andrew,
Those walls need to be properly sealed. Water will penetrate CBS and those cracks only make it easier. I have seen this many times. There is also the possibiliy that the water may be coming up through the foundation. What kind of floor coverings are in the home? Can any of them be lifted without causing damage? One of the other things you can do is wet the exterior of the house with a hose. It may take an hour of so, but it may lead you to the source. |
